Is a Metal Roof Cheaper Than Shingles?

September 7, 2022/in Metal Roofing Services/by Garron Lytton

No, metal roofing is more expensive than shingles. Compared to traditional asphalt shingles, metal roofing typically comes with higher installation costs per square foot.

Despite its higher costs, modern metal roofing offers countless advantages over traditional roofing materials. From installation costs to longevity, here’s everything you need to know to make the smartest decision for your home.

How Expensive Is Metal Roofing?

When it comes to roof pricing, you can expect higher upfront costs and longer installation times for metal roofing. While asphalt shingles cost $3.50 per square foot, multi-rib metal roofing costs $4.50 per square foot.

Metal panels can extend the longevity of your roof, but multi-rib roofing requires maintenance every 8–10 years to change the fasteners. Over time, rubber washers on exposed fasteners can deteriorate, causing leaking around the screw. Without proper maintenance, this can lead to interior damage.

Another metal roofing system, standing seam roofing, costs $12.50 per square foot. Unlike multi-rib roofing, standing seam roofing doesn’t require fasteners. Standing seam roofing comes with paint, along with a 25-year chalk and paint warranty, to keep your home looking its best.

Meanwhile, single tiles are more expensive due to greater material requirements. In general, single metal roofing tiles cost $14.50 per square foot. Single tiles come in different shapes, creating a beautiful appearance for your home.

Different Types of Metal Roofing

At Premiere Roofing & Gutters, we offer multiple types of residential metal roofing:

  1. Aluminum: Aluminum roofing is lightweight and anti-corrosive, so it can stand up to salty sea air in coastal towns like Wilmington.
  2. Zinc: Thanks to its exceptional durability, zinc roofing can last up to 100 years. Zinc also features unique “self-healing” properties, making it resistant to scratches from falling branches, hail, and debris.
  3. Steel: If you’re looking for affordable metal roofing, steel is the answer. Most steel roofing is made from recycled components, so it’s also an eco-friendly roofing choice.
  4. Copper: Copper roofing acquires an eye-catching patina finish over time, which adds character to its natural beauty.

Is Metal Roofing Worth It?

Metal roofing can be a worthwhile investment for your home, helping you extend the longevity of your roof without worrying about maintenance. Modern metal roofing is incredibly effective at protecting your home from harsh weather, with anti-rust compounds to fight corrosion for years to come.

Compared to other roofing materials, metal roofing offers long-lasting durability. While traditional shingle roofs last approximately 25 years, metal roofing typically lasts between 40 and 70 years—with some metal roofs lasting up to 100 years.

Contrary to popular belief, metal roofs are available in several shades and hues to match your home’s unique color scheme. At the same time, metal roofs can slash your energy bills in the long run by reflecting the North Carolina summer heat into the atmosphere. You’ll also stay warmer during the winter with improved insulation.

How Long Do Metal Roofs Last?

September 1, 2022/in Metal Roofing Services/by Garron Lytton

If your shingle roof has reached the end of its lifespan, you might start to think about replacing it with a metal roof. Metal roofs are known for their durability and longevity. It’s even possible for a metal roof to last a lifetime. There are different types of metal roofs, such as standing seam metal roofing and ribbed metal roofing, and they have different lifespans. Before investing in a new metal roofing system, be sure to talk to the roofing contractor about all of your options.

Multi-ribbed metal roofing

A ribbed metal roofing system is comprised of metal panels that feature raised ridges, or ribs. This type of roof is particularly popular for residential construction because it provides a pleasing, modernized appearance. The panels will last for a lifetime. However, this type of roof does require some maintenance.

Every eight to 10 years, you’ll need to have your roofing contractor change the fasteners. This is because the rubber washer deteriorates and may lead to leaks around the screws, resulting in interior damage. This can happen when the installers tighten the screws using impact screw guns instead of drills, which causes the washer to blow out.

It’s best to choose a roofing contractor who uses drills to twist the clutch back without force, preventing the washers from being stripped.

Standing seam metal roofs

Even more aesthetically pleasing than the multi-ribbed metal roof is the standing seam metal roof. It’s a bit more of an upfront investment, but the benefit is that it will not only last for your lifetime, but it also requires far less maintenance than ribbed roofing panels. Standing seam metal roof panels are painted and are available in a range of colors. Plus, you’ll get a 25-year chalk and paint warranty. At some point, you may need to repaint, but this isn’t a frequent task by any means. And since the panels all lock over each other, no fasteners are required.

Metal roofing tiles

Metal roofing tiles are an exciting innovation in roofing materials. They interlock to form a tight barrier against the weather. Metal roof tiles are available in a variety of shapes and colors. Some feature asphalt on the top, while others are regular metal that can be painted. From an aesthetic sense, metal roofing tiles are among the most beautiful metal roofing systems you could choose for your home. Plus, a properly installed metal tile roof will last a lifetime. The downside is that this type of roof requires more materials and takes longer to install.

Metal gauges

Note that there can be some variations even among the same type of roofing systems. This is because metal roofs are created with different gauges. For most residential roofs, a gauge of 29 or higher is ideal. A 29-gauge roof can typically be expected to last for 20 to 25 years.

5 Compelling Advantages of Metal Roofing

May 10, 2022/in Metal Roofing Services, Residential Roofing Services/by Garron Lytton

Although asphalt shingles are the most commonly used type of roofing material, homeowners may want to take a closer look at the compelling advantages of residential metal roofing in North Carolina. The benefits of metal roofs are numerous. Plus, with a range of color options to choose from, a metal roof can nicely complement any type of exterior home aesthetic.

Metal roofs have an exceptionally long lifespan

One of the top advantages of metal roofs is their longevity. A standard shingle roof can last about 25 years, depending on the specific type of shingles used and the weather conditions to which their subjected. In contrast, it’s not unusual for a metal roof to last about 40 to 70 years. If you opt for a metal roof made from zinc or copper, it might even last up to 100 years. Although metal roofs do require more of an upfront investment than a shingle roof, they are well worth the cost. A metal roof will pay for itself simply by not having to be replaced often.

Metal roofs can increase the value of your home

The last thing a homebuyer wants to do is replace the roof within a few years of moving in. Homebuyers know that metal roofs have an incredibly long lifespan, and that’s why they are willing to pay more for a home that features one. Increased property values are one of the most compelling advantages of metal roofs.

Metal roofs are fire-resistant

A fire is every homeowner’s worst nightmare. They put families and pets at risk of losing their lives, and destroy homes and the possessions within them. A house fire is a stressful, life-changing event even if everyone makes it out safely. It makes sense to choose building materials that are as fire-resistant as possible. Metal roofs cannot catch fire. In the event of a lightning strike, having a metal roof means having one less problem to worry about.

Metal roofs are incredibly durable and resistant to strong storms

North Carolina sees some pretty strong storms during an average year. It’s not unusual to experience strong wind gusts, hail, and even tornadoes. Fortunately for homeowners with metal roofs, a metal roof is capable of withstanding winds up to 140 mph. Many metal roofs offer superior impact resistance as well, allowing them to withstand the effects of hail.

Metal roofs offer enviable energy efficiency

The cost to heat and cool a home will usually trend upward. Savvy homeowners who are interested in improving the energy efficiency of their homes will want to install a metal roof. When installed properly, it’s possible for a metal roof to reduce cooling costs in the summer by as much as 40% and heating costs in the winter by as much as 15%.

Experience the advantages of metal roofs for yourself

Metal roofs can offer your home a significant advantage, and so can choosing an experienced crew to perform your residential roofing installation in North Carolina. At Premiere Roofing & Gutters, we’ve been installing metal roofs in the Hickory, Wilmington, and Blowing Rock areas for years. Three Big Differences between Corrugated Metal Roofing and Standing Seam Roofing

August 14, 2021/in Metal Roofing Services, Residential Roofing Services/by Garron Lytton

The three key differences between corrugated and standing seam metal roofing are:

  1. Appearance – corrugated metal roofs have a high-profile wave-like pattern, while standing seam roofs are more flat, tailored, and streamlined.
  2. Fastener system – corrugated roofs are held in place by external fasteners while standing seam roofs use a clip or flange system.
  3. Maintenance requirements – corrugated metal roofing requires inspection of the screws and washers every 3-5 years. Standing seam roofs remain tightly fastened unless there’s a storm or other unforeseen event.

Each material offers its own mix of benefits and drawbacks.

Advantages of Standing Seam Metal Roofing

A standing seam metal roof is an excellent choice for the following reasons:

  • Beauty – most homeowners prefer the sleek, streamlined look of standing seam roofing to a corrugated roof. Standing seam panels can create great curb appeal and may even boost your home’s value. Plus, it is available in a wide range of colors and styles.
  • Versatility – standing seam metal roofing works well with a low-pitched roof, unlike corrugated metal. Also, it’s easier to incorporate solar panels and other improvements into a standing seam roof.
  • Ease of maintenance – a standing seam roof needs less care and fewer inspections than a corrugated metal design.
  • Resilience – the low profile of a standing seam roof allows it to withstand severe weather better than corrugated roofing.

Disadvantages of a Standing Seam Metal Roof

There are a few drawbacks that come with a standing seam metal roof installation. These are:

  • Cost – typically, a standing seam metal roof costs more to install than the corrugated version. But the added expense is primarily offset by the design’s greater resilience.
  • Installation time – the fastener system of a standing seam metal roof is more complex than that of a corrugated roof. You may wait a little longer for the final results.

Advantages of Corrugated Metal Roofing

A corrugated metal roof does have a few advantages. These include:

  • Economy – corrugated metal roofing typically costs less than a standing seam roof.
  • Speed – a corrugated metal roof takes less time to install so that you can get a roof over your head as quickly as possible.
  • Classic appeal – some homeowners prefer the look of a corrugated roof to a standing seam design.

Disadvantages of Corrugated Metal Roofing

Drawbacks of corrugated metal roofing include:

  • Expansion and contraction – a corrugated roof will expand and contract over time because it’s joined to the underlying substructure. Eventually, this can create gaps that allow moisture into the home.
  • Added maintenance – a corrugated metal roof contains thousands of screws and gasket-like washers that must be inspected, tightened, and sometimes replaced every few years.

Seven Things You May Not Know About Today’s Metal Roofs

January 13, 2021/in Commercial Roofing Services, Metal Roofing Services/by Garron Lytton

They say that those who forget the past are doomed to repeat it, and that’s certainly true. All of us should avoid the mistakes of yesteryear.

home roof installation

At the same time, however, we should never let the limitations of the past keep us from enjoying the benefits of the present. Here’s how this applies to contemporary metal roofing:

  1. Modern metallic roofs are remarkably rust-resistant: Forget about the dingy metal roofing you may have seen on antique barns or older houses. Today’s versions are crafted from a high-tech mix of steel, aluminum, and zinc, then protected with a baked-on top coat for the ultimate in beauty and durability.
  2. Modern metallic roofs can stand up to Mother Nature’s worst: Unlike fragile asphalt shingles, our metal roofing materials shrug off the effects of wind, rain, and frozen precipitation. They look as good in the cold of winter as they do in the heat of summer.
  3. Modern metallic roofs don’t have to look like metal: To the contrary, many of them are virtually indistinguishable from natural products like clay, wood, or stone. While you will know that you have a metal roof, your neighbors might not even know – unless you tell them, of course. And why not?
  4. Modern metallic roofs are quiet and well-insulated: You’ll never have to worry about your metal roof disturbing your sleep during an overnight rainstorm. You can rest easy, knowing that the space over your head will never raise a ruckus.
  5. Modern metallic roofs can save you serious money on your utility bills: Just think of how much you spend on air-conditioning during our sultry summer season. Why settle for dark, heat-absorbing asphalt shingles when attractive, light-colored metal roofing can send much of that stifling warmth back where it came from?
  6. Modern metallic roofs are economical: This is especially true when you consider that metal roofing can outlast traditional options by a factor of 3 to 1, according to the experts at State Farm Insurance. Why replace your roof every 15-20 years when today’s metal roofing can last for half a century or longer?
  7. Modern metallic roofs will give you greater peace of mind: It’s reassuring to know that metal roofing will never go up in flames. That’s the kind of reassurance that old-fashioned shingles can never provide.

Eye-catching good looks that can boost your home’s resale value

Some people think of a new roof as an expense. But it’s more accurate to think of metallic roofing as an investment. This is especially true here in the Eastern United States, where homeowners typically recoup more than 95% of the costs of installation. This can make a world of difference to your bank account when the time comes to sell your home.

Backing our North Carolina metal roof installations with an unbeatable warranty

Our modern metallic roofs are backed by manufacturer-authorized warranties ranging from 50 years to the life of your home. Just ask our experts for the details. We offer both residential metal roofing service and commercial metal roofing service.

Five Things You Should Know About Metal Roof Coatings

December 24, 2020/in Commercial Roofing Services, Metal Roofing Services/by Garron Lytton

Choosing a roof for a commercial structure is a big decision. The choice you make can substantially affect your building’s beauty and longevity for decades to come.

metal roofing

Many of our clients have found that a metal roof is the best choice for their needs. But did you know that the coating you choose for your roof is just as important as the type of material you select? That’s why we’d like to share the following five facts about metal roof coatings.

Fact number one: Coatings are essential for waterproofing a metal roof

A metal roof is laid out in panels and held together by bolts or other fasteners. Over time, rainwater can seep past these connection points and enter your building, causing mold, mildew, and rust.

One way to guard against this danger is by adding a waterproof coating to the roof’s exterior surface. Not only will this make your building more watertight, but it also helps to prevent costly structural damage as well.

Fact number two: A coated roof makes your building more comfortable

Uncoated metal roofing is like Swiss cheese. It’s littered with tiny holes that allow air to escape from the structure. Why spend money on climate control when much of that investment gets blown away by Mother Nature?

A good way to prevent this problem is by adding a protective coating to your metal roof. It seals air leaks and even helps to reflect the sun’s rays during the summer. You’ll save money, and your building will be more comfortable year-round.

Fact number three: You have options when it comes to metal roof coatings

Every building is unique. A roofing product that works great for one structure may be poorly suited to another. That’s why here at Premiere Roofing, we offer multiple options when it comes to metal roof coatings.

Many of our customers find that an elastomeric coating is the way to go. It remains pliable in all types of weather, adapting easily to the changing North Carolina seasons.

We also offer acrylic-based coatings that are highly affordable and provide excellent UV protection. Both options have their share of advantages and considerations. Our experts will work with you to choose the right product for your needs.

Fact number four: Coated metal roofs are environmentally friendly

All of our metallic roof coatings are made with eco-friendly materials following strict environmental standards. Not only are they good for your building, but they’re also a great way to help protect the Earth.

Fact number five: Our coatings can be applied to a metal roof at almost any point during its lifespan

Your roof doesn’t have to be new to benefit from our metal roofing coatings— as long as it’s structurally sound and in good overall shape, it’s probably the right candidate.

There’s a lot more we could tell you about coated metal roofs. But the best way to find out about them is by getting in touch with us today. We’ll answer your questions and schedule an appointment with a member of our customer service team. There’s no cost or obligation to get a customized quote.

Reach out to us today

Now is the time to find out if a coated metal roof is the right choice for your commercial building. Reach out to us today. We look forward to your call.
