How Does the Estimating Process Work??

Getting a residential roofing estimate doesn’t have to be stressful or confusing. Knowing how the estimating process works can help you to be a more informed and empowered consumer.

Some of the factors your residential roofing contractor will consider are the size of your roof, its degree of pitch, its general condition, and the presence of chimneys, skylights, and other special features. Let’s take a closer look at each.

When It Comes to Your Roof, Size Matters

Roofing companies calculate the size of a roof in terms of squares. For our purposes here, a square is a 100 square-foot area.

For example, let’s say your home is 30 feet wide and 50 feet long. 30 x50 = 1500 square feet. Your contractor will divide 1500 by 100 to determine how many squares add up to the size of your roof.

In this case, the result is 15. This number helps the company to determine how much material it will need to complete the job.

The size of your roof is only one of the factors that go into calculating your estimate. Its degree of pitch also plays a role in determining how much you’ll pay.

Calculating Your Roof’s Pitch

Your roof’s pitch is the distance it rises over a set number of feet. For example, let’s say that your contractor starts at one end of your roof and measures 12 feet. They will then measure upwards at a 90° angle to determine its pitch.

Assume that your roof rises 5 feet horizontally. This gives it a pitch of 5:12, which will require approximately 25% more material to cover than a roof which is perfectly flat. The greater the pitch, the more your residential roof estimate will probably be.

Your Roof’s General Condition

Roofing professionals know how to spot signs of trouble that the average homeowner is likely to miss. All of these can play a role in determining the amount of your estimate. Some of the most common examples include:

  • The condition of the shingles: As roofing shingles age, they lose their grainy texture and become smooth. A roof that has become totally smooth will probably need complete replacement.
  • The state of the eaves, ridges, and valleys: These areas suffer extra wear and tear over the years, making them an excellent indicator of your roof’s overall condition.
  • The number and dimensions of chimneys, vents, skylights, etc.: All of which require special care to seal against rainwater and other forms of precipitation. High winds can also damage these parts of your roof.

The weather in your area can also play a role in how much you’ll pay. Here in upper North Carolina, winter storms occur on a regular basis, and some roofs may require extra protection against these hazards.
